Continuing Client Services

The service to our clients is ongoing and is not restricted to preparing your tax Return and Accounts once a year. On the occasion of receiving copies of rental income statements from your agent we will automatically update the Accounts record and will enquire into any discrepancies which may come to our attention.

We will also ensure that we are updated concerning breaks in tenancies in order to ensure that expenditure which would normally be that of the tenant is accounted for during the void period. During any break in tenancy, the landlord will become responsible for utility payments such as Gas, electricity, telephone, water and Council Tax.

We will also make enquiries following the end of a tenancy if it is not renewed within a short periods of time to see whether a new letting agent has been appointed.

At the end of the year we will provide you with a set of accounts made up to the 5th Aprilwhich will clearly show for each property:

  • The Rental Income
  • All allowable expenses including Finance Costs
  • Relevant notes
  • Where relevant a Consolidated Account

It is important that landlords should notify their professional advisor of any change in letting agent in order that a new authority can be issued by the Inland Revenue to the new agent to enable the net rentals to be paid gross. Gross Approvals issued to one agent are not transferable to another agent or tenant.

We will also deal with any relevant matters that may arise with regard to the tax issues of a client’s investment as and when they occur during the year.
